Playing a Veterinarian in the Cats and Dogs Expansion
The Sims 4 Cats and Dogs allows players to own and operate a Vet clinic, all while playing as the Veterinarian
The Sims 4's ownable vet clinic is available to players who buy the Cats and Dogs Expansion. This new feature borrows heavily from the Get to WorkDoctor Career, as well as that DLC's Retail feature and Veterinarian Skill which ties in with the business ownership feature, but is not exclusively used for operating a clinic. You can learn more about the skill levels and what they unlock by visiting that guide. For now, know that you'll gain vet skill while working on patients and can also improve the skill by practicing lab work at the medicine crafting station. I suggest you get 2-3 levels before you open your clinic, so that your Sim will make less mistakes while interacting with their furry patients.
Starting a Vet Clinic
The bare minimum needed to create a vet clinic. Decorations would improve the place, but this is all you need and it can be made for less than $6000.
To start a vet clinic, use your Sim's phone and go to the Career/Household tab. There you can find the 'buy a vet clinic' option. You'll need at least $10,000 though more is recommended. The money is transferred to a separate business account. You can pay yourself from this account, though you may need to deposit more funds if your business isn't making money. Some of the initially deposited money is just to pay for a lot on which to build the clinic. You can certainly start very small, but want to purchase a lot that will leave a little room for expansion. Your clinic could be just a couple of medium sized rooms.
A few items are needed to qualify as a vet clinic. You'll need a Vet Podium (what customers use to sign in), an exam table (the minimum equipment required to treat animals), and some form of waste disposal (a trash can!). The surgery station (required to cure more advanced diseases), medicine crafting table, and vending machine are optional items.
Once you've constructed all this, you're ready to open your business for the first time.

Treating Your First Patient
Greet the owner, and you're off to examine and treat the pet in your examination room.
When you're ready, you can use the bottom-right business management panel to open the business. You'll have to do a little waiting for patients, but they'll show up at all hours. In order to treat a sick animal, simply greet the Sim or their pet when they come in. Your Sim and the patient will head to the exam table after you've confirmed a small dialog box that pops up with a message from the owner.
Once at the exam table, your Sim must examine the pet by taking their temperature, checking out their skin, etc. As you do this, symptoms will be revealed. I have a handy list of Pet Sicknesses that can be handy for reducing the number of tests you need to perform, allowing you to get on to other patients.
Every now and then, you'll need to calm the patient to keep their stress down. Some pets start stressed. This takes more time, but you cannot treat the pet and the owner may get upset if you stress their animal too much. An industrial strength relaxation serum can be used when the pet has 5 or so symptoms, because it means your veterinarian may need to run more tests to discover the illness. Craft these at the medicine crafting table where you can also store them - more info at the Veterinarian Skill Page. At Veterinarian skill level 5, you unlock the Soothe Pet interaction, which seems to be a better version of 'calm' in that it may prevent stress from building up so quickly from exams.
When the symptoms are all revealed, your Sim should know what sickness the pet has caught. Go to the treatments menu and pick the one with the 'thumbs up'. Treatments are ruled out as you go, so if you go to this menu before you've finished revealing symptoms you
will see options with a question mark. Those are the treatments your Sim's not yet ruled out.

Keep the animal's stress down for the duration of the exam in order to score extra points with the owner.
Once the exam is done, you can click the pet and 'bill owner' or 'dismiss patient' on the owner. The pet version seems more reliable. Sometimes they dismiss and pay automatically once the treatment's finished, but you may still want to dismiss them. The final star rating will be added to your business' star rating, which seems averaged based on more recent customer reviews. If you get the bug where the owner isn't paying, you may want to save, close the game, and restart it. Some people have repaired the game in origin. Someone will surely remind me to strike this from the guide when the bug is fixed!
Perk Points
Treating Patients will give you perk points, which can be spent in the business management screen to give temporary and permanent boosts to your clinic. Each boost is specific that one business only. Perk points are not accumulated when employees use interactions. You've got to be the one treating the pet. This keeps it from snowballing should you open the clinic while you're away from the lot and preserves the sense of progression.
Profits from Veterinarian
The amount of profit you get is determined by the markup. You can access this by going to business settings on the business management interface. A 100% markup is standard. Higher values will lower the star rating of your business, assuming you lack the level of service to back up such high prices. Lower prices might help increase customer satisfaction when you're just starting out. The amount you receive seems to be $100 + medicine cost times the markup. A 100% markup should be double medicine cost, but the multiplier appears to be 1. So $125 for a 100%, $137 for 150% and $150 for 200% for a standard treatment. More expensive treatments (when appropriate) therefore pay more.
Star Rating
The number of customers and difficulty of patients are based entirely off your clinic's star rating. The factors that influence star rating are listed here:
Wait Times - Lower wait times are better for customers. This is largely determined by having an appropriate amount of employees relative to your star rating, and your ability to juggle many customers. Always serve those who got their first because this rating is based on a timer that counts down.
Environment - Having 'beautifully' decorated is a huge boost vs having a messy or ugly place with unfinished walls. Additionally a separate boost is provided by having quality music playing in the waiting area. Get a good reliable stereo and let it play.
Bedside Manner - Being kind with your greeting and being friendly with owners and their pets in general is advised. Use a friendly social on each before you dismiss them if it won't have a huge impact on wait time for multiple customers. This is mainly an issue with employees - angry employees who are mean to customers can mess up your star rating. See the Employees section.
Pet Stress - Don't let the animal get a full red bar, and even better keep it below half if you can. The owners appreciate if it's not a scary experience for their cat or dog.
Quality of Treatment - Every now and then your vet will mess up and toss a cone of shame on a pet, but you should in general be able to get the treatment correct on the first try. Again, a bigger issue with an unskilled employee.
Value of Service - Base your prices upon your strengths in all the areas above to also get a decent value of service. Charging 200% on a low ranking business may get you a boost on one patient, but you'll be waiting more time for new patients to show up. If you have every single one of these categories checked off, it's safe to charge 200%.
Employees
The Vet Clinic will eventually need an employee to help out if you hope to serve a large number of customers. The employees are veterinarians, who can handle some of the customers for you and will work when the clinic is open but your vet is at home. Hire a veterinarian by going to the bottom-right menu where you manage your business. Find the 'manage employees' button. You only start with one slot, but you won't need more at a one-star place. People will be afraid you'll kill their pet and you've got to prove yourself first. Pick any employee, as low skill levels just means cheaper pay. I'd put more emphasis on the vet and charisma skills than maintenance/handiness.
Employees can be trained for a fee, but they'll gain skills naturally as they work. As they level up in the three skills, they'll start to demand more pay. A satisfied employee is a happy employee, and you don't want them being snippy with customers. Besides that, they are earning money for the owner (you) and can treat more patients with a higher vet skill level. Use the promote button on the employee management screen to give an employee. Praise them occasionally when they do a good job, and this will also raise their job satisfaction. It allows you to be cheap but nice for a time until you can afford to give them a raise. The hourly pay is based on the promotion level - each bump up to level 5 is a $10 raise (max $50).

Thanks for this guide! I just wanted to say in regards to the not getting paid bug, what worked for me was not bringing my household pets to the clinic with me. Stuff like saving and reloading, repairing the game etc didn't do a damn thing, so hopefully this'll help someone else.
Hi! Before I ask my question I'd like to say you have the best tips for all Sims! So my (probably stupid) question is, can you have a vet clinic at your home or live on the same lot as the clinic? If so how?
I added a basement onto the pre-existing vet clinic in the game. In the basement I added a living room, a bathroom, a kitchen, and a bedroom. My Sims still have a home, but they can stay at the clinic all the time, even when it's closed. They also bring their pets there.
You can't actually combine the lots as a lot in TS4 can have only one lot designation. But you can 'stay' at your vet clinic and treat it like a home buy adding items like the comment before suggested. Your sim will still need to have a residential lot but this could remain empty. Your sim will return there after school etc but it's easy enough to then travel to your vet clinic.
This sounds ridiculous, but I can not find the vet lab coat after using my perk points to buy one. I've checked CAS up and down and still can't find it. Do you know how to get it to where it can be part of my sims' uniform?
Looked all through that and still couldn't find it! Must be a random glitch where it doesn't unlock for some reason. When I go to the section to design employees outfits the labcoat does not show as an option. Have tested this in a few games. Sometimes it shows up, other times it doesn't.
I’ve had a sim who is trained to Vet lvl 7 have their own dog get sick yet the owner/vet doesn’t treat the dog. Anyone else experiencing this? Tried taking the sick dog to the Vet clinic but the owner just stood round chatting and couldn’t check the dog in for treatment.
I feel this question was already answered in the guide itself, but I want to make sure. To own and operate a vet clinic I only need the base game and the cats and dogs expansion, right?
That is all you need to do to unlock them but you also need to use them. Under 'Vet Clinic Setting' you'll see a tab called 'Supply Settings' this is where you can decide the quality level of your vet clinic supplies.
So I'm sure this was answered but I just didn't catch it. How exactly do you take care of the animals in your clinic without having to hire someone? This is a beginning sim so she has no skills.
Hi, love your site! My question may seem repetitive, but, I am just wondering can you own a pet store/vet clinic in one or is this same concept as combining two different lot types?
You can't have multiple use lots in TS4. A lot is either a Vet Clinic or a Retail Lot. You can sort-of make a pet store by selling pet items in a retail store with Get To Work but you can not actually sell cats or dogs at all.
Well your sim still is technically 'unemployed' even when they own the Vet Clinic and you can practice on your own pets at home with the vet exam table etc so I guess in a way you can. If you want to treat other sims pets your sim will need to buy a Vet Clinic.
Here's some things you can keep in mind while playing (and maybe add into the guide): You can make your workers wear ridiculous outfits (like bear suits). When the pet gets on the examination table move straight to surgery and scan the pet. You will get a high star rating most of the time. But keep in mind they must wear the cone of shame after. You must buy a vet clinic. There is no job on your phone to be hired as one.
The cone of shame the pets get with the surgery station doesn't effect the owners rating unlike when they get one from the exam table. You can also cancel the action of moving the pet from the waiting room to the exam table and just go directly to the surgery station to save time.
Thanks for the guide! I have a problem with my employee Sims. I ask them to make treats but the treats don't show up in the vending machine. Where are they going and how do I get them there?
Are you using mods or cc? If so remove them, delete the localthumbcache.package file from your TheSims 4 folder and test again in a new game. What type of music is best to play in the waiting room? I tried the singer-songwriter genre that came with the expansion pack on those commercial wall speakers, and got bad reactions from animal patients.
The genre doesn't matter nor does the fear reaction from some of the pets. FYI pets are randomly assigned the 'Fear of stereo's' quirk anyway. The radio just helps the general ambience rating for the pet owners. I removed my stereos as I found my staff were dancing to the music instead of treating pets, so although having a radio can be useful it isn't necessary.
Can you open your vet clinic without going there? I have staff already - will it run by itself? Working as a vet is taking up all my time! My Sim works long hours and then eats/sleeps and that's it!!
You can open it from another lot. There is a perk 'Well Managed' that somewhat helps the clinic to run without you being actively on the lot. It doesn't really work well for long periods of time but you can open for short amounts of time and it sort of runs ok-ish! Your best bet is to actively run it with your sim but only keep it open for really short amounts of time. Like close it after 4 patients. That way you earn some money but you'll still have time for other things. The more perks you buy the easier it will be to earn money. I also wouldn't use any employees, they don't do that much and they cost you in wages and training.
Hello, I am having problems when taking my pet to the vets. When i go to sign in at the kiosk all the options are blacked out! It wont let me do a simple check up!
CC or mods could be causing this so if you use any take them all out (not just disable) and delete the localthumbcache.package file and test in a new game. If you do not use mods delete the localthumbcache.package file and try again. Also try replacing the check in podium. You can also bulldoze the lot and replace it again from your library remember this could reset any perk points you may have used if your sim owns the clinic.
Hi there, this might be a stupid question or may have already been answered but I am still a bit confused. When managing a vet clinic employee, the responsibilities that show up, are those what they are currently responsible for or what you can choose for them. For example, if you click on responsibilities and it says clean and help patients, is that what they are currently doing? I can't really tell because my employee doesn't do much tbh and I just want to clarify if I have them under the wrong responsibilies or if they really are just not working.
Not a silly question at all. I find that very confusing as well. I don't know if what is showing is what the employee is currently doing etc. So I can't really answer your question. But it seems to me that the text that shows once you have clicked on an action is what the employee is not doing. My vet seems unable to treat a customer's pet raccoon. She gets it onto the table (or into the surgery station), but when I choose "begin examining Pumpkin", the table/ station resets every time. Can raccoons (and foxes?? - haven't seen one yet) not be treated at the vet clinic?
I am not sure why I am getting such low ratings. The bedside manner is a little tricky, because I can't do much with the pet on the exam table other than examine and calm. I do greet the owners but there is no option for a friendly greeting, only normal and impatient. I got one 1 star and a 2 star. Is it because the price is too high? I have it at 100%, but I lowered it to 75% and I have not tried that yet. I am also wondering if it could be the appearance of the vet as I do not have enough money for decorations at this time, though I did put a plant and a picture uo.
This is a slow grind to 5 stars. All those things you mention will be negatively impacting your star rating, no decor items, low vet skill levels... it all takes grind and time. Once your vet clinic has at least a +2 for decor and once your vet skill improves so will your star rating. 100% mark up is about right, if anything I'd bump it to maximum so to make some money and worry about star ratings once you have actually built the physical clinic up to a good standard. Once your clinic is established then you can drop the % down and focus on ratings. Don't forget about the perks either, some of them really help to make money.
The game seems to pop "Greet Patient Impatiently" if you don't socialize with any patients. If you greet the patient or animal normally (i.e. not with the vet interaction), it will usually drop the "impatiently" from the vet greeting.
So I am ADDICTED to being a vet on the new Sims expansion... I rarely take my sim home haha. My question/concern is: when a customer brings in their pet for just a check up and my option is to give them a preventative shot, they always get sad and show a dying flower and its been affecting my ratings but there is a thumbs up next to the option? So, what am I supposed to do? Just dismiss them ?
Give it a go, dismissing instead of giving the preventative treatment and see what happens. If you don't like the outcome you can always quite without saving.
Hi, so I've been trying to find this answer but with no luck. so I've been playing my clinic for awhile now and notice in the profit section there is a wages owned. what does this mean
"Wages Owed' is the money that your Vet sim will need to pay to any staff. If your vet doesn't have any employees then this figure will be $0. The money that is left over after paying for treatments to the animals, employees wages and any advertising costs is your vet sims take-home pay or Net Profit, this is how much money your vet sim made during the last time the clinic was open. The game automatically pays any employees, advertising costs and treatments costs for you.
I know you did say that you only start out with one veterinarian in the beginning, but how can you actually start to get more then one person helping you out?
Sure just save it to your library and then go into build mode and place it down on the new lot. You can either leave the original one in your game or bulldoze it, up to you. Your sim will have to sell it and then buy it again once placed which will lead to loss of star rating but you'll be able to get it back to where it was quickly as soon as you play it for a bit. Your perk points will be sold but you should still have them to spend again in the new lot. Save your game before hand in case you don't like the results, that way you can quit without saving and everything will be as it was before the move.
If they live in the same lot as your sim, no. If they live on another lot then maybe with some wrangling you may get them to show up in the hiring panel. There is no in-game method of really choosing which sims show up in the hiring panel. Maybe by deleting all the Not in World sims they may appear in the hiring panel but it's not guaranteed. They may also have to be designated as 'unplayed'. You'll have to do some manipulating and even then it might not work so save your game before attempting this as that way if it doesn't work you can just quit without saving and nothing will have been changed.
I believe there is now a mod for this. Search for something like "Hire family members" or "Hire anyone". It's something like that. I haven't used it, but I saw it when browsing recently.
Do you mean the patients/pet owners review of the vet's treatment? If so that appears as a star ranking above the pet owner's head as you complete the treatment. You can see an example of this in the first screenshot on this guide, at the top of the page.
In build mode type the name you want on the lot. If you are saving the lot then type the name in the top slot as you save to your library or the Gallery

Any sims not being played actively (so left behind at home etc) are pretty much left in stasis. Their needs will go down but you can direct them to sort-of care for themselves as one of the 'away' interactions by clicking on the small triangle above their heads in your UI. Depending on the skills they know you can also direct them to improve certain skills while playing another sim on another lot. Home lots (residential) can not be combined with other lot types but you can make your sims live on a vet clinic lot, however you will still need a residential lot (which could be empty) as all bills and mail will be delivered there and any babies will stay there until able to travel as well as all children/teens will return home from school to a residential lot.
