I'm advanced in the career enough that it says I can now talk to the client first and take measurements but how exactly do I do that?  My sim gets up in the morning, checks the map and sees a job she wants to do.  If I accept the job and begin renovation she goes to the house and waits for everyone to clear out then all I can do is start renovating.  Please someone tell me what to click on from the map view where the jobs are shown and take me step by step through the renovation so I can find out what the client wants and my reviews will get better.  Thanks so much!

I just recently was playing a Designer, so I can help you out. :)

When you're in neighborhood view and you mouse over a job you can choose Begin Renovation or Visit ______ Residence.  If you choose the Visit option you will go to the house and the owner will meet you there.  Then you can talk to them and hopefully uncover some of their traits and preferences before you begin the job.  The Observant reward comes in really handy here!  Once you've talked to the person for a bit you can click anywhere in the house to Begin Renovation.  When you do a box will come up showing what items are required for the job and there's also a spot that says Relevant Traits: ________.  Depending on the trait they will want or expect certain things.  A Snob for example, will expect that you spend all the money that's budgeted.  A frugal sim will be happier with just the basics and money left over.  An artistic sim will like more paintings and a high decorated moodlet.  You can also find out what their favorite color is if you pay close attention during the "get to know" social interaction.
