Fruit trees

I'd like to create a community lot with some trees on it. How do I do this? I'm aware of the cheats to get to the tree options in buy mode, but they seem to start with Perfect quality, which is not what I want.

Change it to a residential, move a gardener in, plant the perfect plants you want, move them out and change it back to a community lot.

The trees bought in buydebug cheat come as normal quality.  Some are ready to harvest, some just mature.  They will only become perfect quality if you fertilize, water and weed them and it takes a very long time.  However, you can plant them and leave them alone with no gardening and they will just keep producing fruit in normal range.
