9.66: Humple Borpnah, Chai!


Sunday, Week 66  (late summer)
Surya: These days, life in our household has become much more carefree.
Last week, I earned the Fresh Chef trait Monday night and quite my Chef job that same night.
Ever since our twins aged up to children on Wednesday, we travel and do things as a family!
Our unit faced 3 emergencies: Cursed Book (Tue), Trash Overload (Wed), and Water Leak (Fri).
On Saturday, Chai accepted Decha's entrepreneurial mini-challenge to earn §10k by selling drinks.
From L to R: Warissara (Sara), Somchai (Chai), me and Decha, and Sara's twin Ratih.


Ratih (right): I earned my last badge and quit Scouts a half hour before our scouts meeting!
Sara (left): I keep swinging instead of going to the 2 pm meeting, earning my last badge at 2:30!
Then I grab my Keep Fit badge and quit Scouts for good! Live dangerously!


Chai: We've come to San Sequoia's Celebration Center today for two reasons.
The dads tried but failed to fit a treehouse kit in the space next to the hot tub.
(They moved the rocket ship into our family inventory first.)
So, one, Sara and I are here to Play Pretend in the Treehouse to become Creative Persons.


Tomarang only has two neighborhoods and not much space to build.
When I 'm old enough, I might build Tomararni-style apartments in another town.
So, two, I've come to see if San Sequoia would be a good town to build a residential rental.
I would, of course, live in Tomarang in a house of my own.

Running my food stand lets me meet many of the local residents.
But my first customer is our landlord Wijaya.  Is he spying on me?


Ratih (Child of the Village): I'm so sad! I miss Tomarang and its people so much!
Chai: Dude, chill! We've only been ins San Sequoia for four hours!
(When I move out, the twin I want to move with me is Sara.  Ratih's too depressing!)



Monday
Wijaya: So you skipped school today to scramble for simoleons, boi?
Chai: No, sir! Papa Surya wrote me an excuse note so I can work on my entrepreneurial mini-challenge.
Wijaya: It's going to take more than your good looks and charm to compete with me!
Chai: Compete with you, sir? I wouldn't dream of it! Besides, I'm still in grade school, remember?


Wijaya: Listen, kid. As long as you remember that Morensong is my turf, we'll be fine.
Chai: But what about the Taka Sol 15 rentals?  Is Vanesha Cahyaputri your rival then?
Wijaya: Oh, please! Just compare those rental units with yours! Look at all your shared amenities!
Chai: I bow to your superior wisdom, Landlord Wijaya.


Decha: I'm glad we cleared up our little understanding about the Marbles.
Chai: Yes, papa. I'd really like to complete the Marble collection! Decorative Eggs are for babies!
Decha: Well, put your wallet away while I check the vendor for new Marbles.
Chai: Shoot! He's only selling the ones we already have!



Tuesday
Decha: Surya and I are in the Watcher's doghouse for dancing, yakking, and being generally unproductive.
So Surya has started writing novels and I'm learning Fabrication.
Nothing hardcore. I'm just crafting Eco Upgrade Parts for now.


Thanks to this food stand, I've met every grown-up living in Morensong and even a few from Koh Sahpa.
Cheng Tan (left) lives in Taka Sol 15 with his wife Xuan Tan (Papa Surya's high school friend).
Morgan Linh (right) married the premade Thi Linh and they live together in Sungai Point, Koh Sahpa.
My heart's set on marrying a Tomarani local when I'm ready to settle down.
Who knows? Cheng Tan or Morgan Linh could be my future father-in-law! Or even landlord Wijaya!


Ratih (whispers): Hey, Sara! Why do we have to help Papa D farm for satisfaction?
Sara (whispers back): I know, right? These bugs are gross!
Decha: I can hear you, girls. And you want to know why you're helping me?
Because when you were babies, I fed and bathed you, changed your diapers, and helped with your skills.
Ratih & Sara: …


Surya: We have a late dinner of Bel Phuri.
We all have seconds except Decha, who is already a Spice Hound, and I finally become a Spice Hound, too.
It's a crying shame that nobody in our household is Chopstick Savvy! *sighs
Chai: Papa D, I completed my mini-challenge! My total beverage sales reached §10,240 this evening!



Wednesday
Surya:  Not long after the kids return from school, we go straight to Prince's home in Del Sol Valley.
Like Chai, Sara will sleep in the treehouse on Prince's lot to complete Creative Genius.


Chai: I don't mean to spam y'all with my food stand images, but I want to tell you about Julie Brock.
Remember the Brocks who live on the 2nd floor of our building, above the lounge?
We're surprised to see each other in Del Sol Valley, but then she tells me she got married!
She moved in with her husband, Amari Bailey, who lives at Chateau Peak in The Pinnacles.  Ritzy!



Thursday
Surya: At 4 pm, I phone in a Neighborhood Potluck to host on on our lot.
As potluck contributors, I choose fellow tenants Nancy Brock and Sam Bunsi plus neighbor Xuan Tan.
I also ask our landlord Wijaya (his wife was a no-show last time) and Nin Bun Ma from Koh Sahpa.
Myself, I prepare a Burmese Samosa Soup and an impeccable dish of Garlic Noodles  to share.


Surya: Wayne the Boulder and his wife will never be invited to our future gatherings.
Despite the three dishes on the patio buffet, Wayne arrives then makes a beeline for our fridge.
Watcher swiftly moves the fridge to a bedroom and locks the door.
He then grabs a serving from our Baker's Display Case and eats it at our dining table. Insufferable!


Decha: Now that we're good friends, Wijaya, I'd like to discuss waiving the No Loud Noise rule.
Wijaya: Well, you can't, because I've already waived it.
Decha (to himself): I'm sure he refused when I previously asked him, but I'm not gonna argue.
You are the best landlord ever, Wijaya!
Wijaya: I know, right? But make sure your boy Chai knows it, too!


Surya: How surprising to discover that Chai knows more of our neighbors than Decha and I do.
He's good friends with Thi Linh's husband who we'd wanted to invite to the Potluck but had never met.
And can you believe that Chai is best friends with Nin Bun Ma?

Before ending our gold-medal potluck, we make sure to compliment our contributors' food items.
They brought Burmese Samosa Soup (Nin Bun Ma), Steamed Rice (Wijaya), and Bibingka (Sam Bunsi).
Contributors Nancy Brock and Xuan Tan arrived empty-handed.
This completes my last heir requirement, but I'll continue attending or hosting weekly events.


Decha: Later, Chai and I visit the Night Market in search of new marbles. No luck!
Back home, I try rummaging through my children's toy box and find one new Marble!
Then, I get on a laptop to buy Marbles online and buy two more unique Marbles.
We now have 10 of the 15-marble collection.



Friday
Surya: Soon after the twins leave for school, Chai ages up to a teenager!
Decha (sings): Humple Borpnah to you!  Homple Borpnah to you! Humple Borpnah dear Chai…


Surya: Chai's good looks are much more than a sum of their parts.
Decha: What are you trying to say, Surya?
Surya: Chai is handsomer than either of us, Decha.
Decha (sniffs): Speak for yourself. I rather think he resembles me!


Chai: I want to join the Handyperson career but both its shifts conflict with high school.
I join the Simfluencer career for now, since an effective landlord needs to be a Renaissance Sim.
All morning and afternoon, I read magic tomes and work on Nerd Brain tasks.
By evening, I'm ready to go on my five space missions.



Saturday
Chai: For some reason, a Handyperson requires not only Handiness but also Gardening skill.
I enjoy Gardening though I don't understand how it's related to Handyperson work.
Should I be providing my future rentals with small gardens?
By the way, I try ordering Marbles over the phone and buy two new ones today! Only 3 more to go!


In the afternoon, Papa Surya takes me to the Magic Realm for my first visit.
I meet all three sages who teach me spells and potion recipes.
Just as I'm wondering if Pawpaw Garcia, Sage of Practical Mage, is pregnant, I crush on him.
What the freaking heck?! I immediately get over that crush. As if!


I've already maxed Logic, so I'm eager to complete my Nerd Brain aspiration when we get home.
Papa D mentors me while I do my five repairs or upgrades.
And just like that, I'm done with my first aspiration!  Time to get stated on schoolwork!

*Handyperson career: This part-time job offers two Mon-Fri shifts: 6-10am or 2-6 pm.
  Both shifts overlap with high school hours, however, so Chai can't join until he graduates (early).

*May craft any furnishings/décor: This requirement is an income restriction rather than a task.
   For now, I'm considering it incomplete.

*Legacy duration: The typical legacy challenge lasts for ten generations.
  I'd initially planned to play ten gens, then squeezed in two more due to the release of the For Rent pack.
  So, I'm currently planning for this Legacy challenge to last for 12 generations. :D

Thank you! I believe Surya was able to fully explore Tomarang living from a tenant's perspective.
And Chai was able to save a little towards his future real estate empire. I'm impressed by how well he's gotten to know his neighbors.

Personally, I think Chai is the best-looking Mistura sim so far. He is really hustling now in preparation to move out.
But he also has his priorities straight, as you'll soon find out.  Or, at least, I think he does.

9.67a: Chai Prepares to Take the Spotlight


Sunday, Week 67  (early autumn, Year 6)
Chai: Hey, it's your boy Chai! I'm ready to take over the narration though I'm still living at home!
Last week was mostly about everyone in our household learning skills and working on aspirations.
Papa D also challenged me to earn §10 selling beverages which took me no time at all.
And I also met every grown-up resident of Morensong!
Papa Surya (Gen9 Mistura heir) completed all his requirements on Thursday, and I aged up to a teen on Friday.

Where did the day go?
I did my homework and a school project, tended the garden, then painted a bit.
While Papa D mentors me in Fabrication, I realize it's nearly 8 at night.
I've been trying to decide when I should move out on my own.
Watcher promised to build me a new home, so I should live here and save as much as I can until it's ready.



Monday
Today's my first workday in the Simfluencer career but I decide to work from home.
My work-from-home task is to upload a "Business Headshot" to my online bio.
This headshot shows just how serious and professional I am, don't you think?


I start high school as a B student. Obviously, I know I can't get an A by actively attending class.
But if I'm going to graduate early and become a Handyperson, I want to find a Prom Date first.
But for Prom to happen, we absolutely need a Principal.  And there she is!
Watcher: MCCC gives the Principal's age as a Day 0 Elder, which means she spawned just for Chai's arrival!


Nobody appreciates that teen who's attending school in their Flower Bunny outfit!
That'd be like a parent sitting down to a Winterfest grand meal, dressed in a Father Winter costume.
Where's the wonder? Where's the surprise?


After school, I invite three of my schoolmates with me to ThrifTea.
Greg Pries (right) is the son of Grandpa Hiro's sister Stella in Sulani. That makes Greg my…uh, relative.
Seated next to me, Millie Bun Ma is the daughter of my bestie Nin Bun Ma who lives in Koh Sahpa.
I only met Milli briefly at a park once before, but I've known Greg since grade school.


Seated behind me, Luis Mistura (left) lives in Glimmerbrook.
So I assume he's descended from the Gen2 heir, Carlos Mistura.
After ten generations, we Misturas are literally everywhere!


Kala, my Bracelet Buddy, is a spellcaster like me and is prettier than Milli.
But Milli still has a huge advantage: she was born and raised in Tomarang.
I've said this before but, when I eventually settle down, I want my partner to be a Tomarang local like me.
I try to ask Milli to Prom as friends, but I guess Prom socials aren't available until tomorrow.



Tuesday
Surya: Chai will earn his A grade today. I wonder how much longer he plans to live here?
He's still only a Neophyte spellcaster and he should definitely stay here until he reaches Adept rank.
Also, Watcher surely won't want to build Chai a new house unless he has a decent chunk of change.
Besides, the twins' teen birthday is on Thursday. If Chai's not here then, they'll get random traits.


Chai: I'm almost done with the Painter Extraordinaire aspiration. I'm not just farming satisfaction points!
Every rental unit benefits from at least one "decoration," which I plan to initially provide with my paintings.
Once I paint that last masterpiece, it's time to craft my Promposal Sign.
I'll decide later whether to ask Milli to Prom as friends or as more than friends!


Suddenly, I get a totally inappropriate call from Landlord Shanti, asking if she should try for baby.
Why the heck would she ask me of all sims?
I've never even had a first kiss, not to mention never having had the Woohoo Talk.
Is this the landlord's way of flirting with me?  Ugh!


Chai: When I move out, I'll buy that vacant lot in Koh Sahpa. We'll be next-door neighbors!
Milli: That's cool but did you invite me to The Screaming Gecko lounge to talk about local properties?
Chai: Actually, no…


Chai: Would you be my Prom Date this Saturday, Milli?
I'm graduating early tonight, so you would be my first and last Prom Date ever!
Milli: Prom? With you? Absolutely!


Chai: I'd read online that teens in high school with a job couldn't join the Handyperson career.
So I rushed to ask Milii to Prom before graduating early tonight.
But when I try to sign up for the Handyperson career, it doesn't appear in the alphabetic list of part-time jobs!
DARN! I guess it's like the Diver and Fisherman jobs, which are part-time but not available for teens.



Wednesday
Papa Surya advised me not to move until I become an Adept spellcaster, so I'm devoting today to magic!
Right now, I'm an Acolyte spellcaster so I have one more rank to go.
First, I brew five Potions of Plentiful Needs for the Purveyor of Potions aspiration.
One never has enough satisfaction points, right?


Next, I travel to the Magic Realm to defeat three spellcasters in magic duels.
The heck? Every spellcaster I meet is either the same rank as me or higher!
Surya: Do you know your Grandpa Hiro's villa in Mt. Komorebi, where I grew up?
You should go there for your magic duels, Chai.


Chai: It turns out to be brilliant idea.
Grandpa Hiro is a Virtuoso spellcaster but his five housemates are all Apprentices.
I defeat three of them easily for my Sorcery & Spellcraft aspiration.


I'm so close to the Adept rank now.
So I return to the Magic Realm to learn more spells and potion recipes.
After asking Sage Morgyn for magical training, I reach the Adept rank!
Don't ask me why I walked to the other side of the wall to be trained.



Thursday
Chai: I still have a lot of unlearned spells and potion recipes, but that's okay.
Once I learn the CopyPasto and Transporatalate spells, I'll be magically equipped to move out.
Oh, I better head to the dining area! I believe it's time for the girls to age up!


Chai: Oh, hey, Watcher!  What's up?
W: Your new house at Tam Nang Sands in Koh Sahpa is ready. You can move in whenever you can afford to buy it.
Chai: Is it fully furnished?
Nah, only minimally. The bedrooms aren't furnished at all. I wanted to be sure you could afford its §35k price.
Chai: Nice!  The twins are about to age up but, after that, I'll take them with me to go check it out!


Chai: This might have been a boring episode for you, but I really need to feel fully prepared to leave the nest.
Also, I didn't want to move to an empty lot while Watcher was still deciding what kind of house to build me.
I can't wait to start my new life in Koh Sahpa! It won't be long now!

*Milli Bun Ma: When I'd noticed that this sim had aged up to a teen, I gave her a full wardrobe makeover.
  I changed her hairstyle and added a little makeup, but left her facial features as they were.
  Also, I renamed her Milli after the Thai rapper, though the sim's looks and personality are nothing like the rapper's.
  The non-sim Milli was the first Thai solo artist to perform at Coachella in 2022 at the age of 19.

*Handyperson career: According to the Sims Community webpage:
  "Teens with both school and after-school activities or adults with a full-time job already won’t have enough free time in their schedules to take on this part-time career."
   In fact, however, the Handyperson career is only open to young adult sims and older.
   I've removed  the Handyperson career from Chai's teen requirements.

That's a shame about the handyman career. It would be a good preparation for his landlord future. But I think Chai will rock the Simfluencer career. After all, he's managed to make a "boring" update interesting   ;)

Buying low value properties and making them good places to live is my kind of landlording although I let unfurnished so it's a bit different. My rule of thumb is - would I be happy to live in them?

Looking forward to Chai's next stage and finding out if the Ch-illi combo will have the right kind of heat, lol

Chai will definitely join the Handyperson career when he becomes a YA because maxing it gives him the Resourceful Repairer bonus trait that will benefit his landlord endeavors.
Yes, Chai can already insta-upgrade, but we all know that toilets should never be insta-upgraded unless one enjoys flaming derrieres.

Chai is still considering what kind of rentals he will be offering.
It ultimately boils down to how motivated his Watcher feels about bulldozing existing lots to rebuild. :D
I considered creating a Tomarani-style neighborhood of 3-4 lots in a different world, but nixed that idea already. haha
No need to make Chai's challenge that much harder than it needs to be.

That last line of your comment was *Chef's Kiss!

Thanks for like the elevated garden over two additional rooms! I wracked my brains trying to figure out how to squeeze more space out of the rental unit without making basement rooms.
I guess the special holiday sims always stay "in costume"?

I'm a big fan of Chai. He's definitely the best-looking Mistura yet, even when compared with the Gallery sims I added to the Mistura simverse.
As for Milli, nobody's good enough for Chai!  Just kidding (half kidding?)!
But you're quite observant.  Chai asked Mill to Prom as "more than friends" but he hasn't asked her to be his girlfriend yet.
There's an unrevealed requirement, however, that will make all the difference!

Thursday, Week 67  (early autumn)
Chai: Early Thursday morning, Watcher phones to inform me my new house is move-in ready. Great news!
Then, I get called out to the dining area to celebrate the twins' teen birthday.


Chai: Gah! Our Watcher's been off obsessing over some new survival game and forgotten all about us!
But I put my foot down: she can't play that game again until after she posts this update!
Watcher: in my defense, I did build your house and spent hours researching designs for one of your future rental properties!

Not much happened so far this week.  I mostly worked on skills that would benefit a future landlord.
Before graduating early from high school, I also asked Milli Bun Ma to Prom.
Here we are, standing in front of the peranakan-style townhouses across the street from us.
From L to R: Warissara, me (Gen10 heir), our fathers Surya (Gen9 heir) & Decha, and Warissara's twin Ratih.


Ratih (left): I'm already struggling with constant homesickness as a Child of the Village.
But now I'm Cringey, too?  Why me? Is it because I'm not a born spellcaster like Sara?
Sara (right): I’m not only a Perfectionist but also Good like Papa Surya.
If only I were as pretty as our brother Chai!


Chai: When I'm suddenly unable to enter Build/Buy mode, I learn we have another emergency.
A Garden Blight, huh?
I def shouldn't uproot spliced plants, even thoough they're diseased, so I buy the Blight Spray.
§250 to spray two plants. Does that seem pricey to you, too?


Once Ratih and Sara finish all their schoolwork including projects, we make a short trip to Koh Sahpa.
Watcher actually gave me a tour of the house this morning, but it's the rest of our family's first visit.
This two-story house will be my new home at Tam Nang Sands, which is a 30x20 lot.
The back of the house faces a beach.


Ratih: Wow, this is a huge deck!  Will this be your living area?
Chai: I think it will be a combined living area, family room, and patio.
After I've moved in, I intend to plant more greenery around the house as well.
See those stairs? They provide the only access to the second floor.


Here's the layout of the first floor. Notice all the rooms are bare to ensure I could afford this house.
Going clockwise, there's a bedroom next to an unconnected bathroom for guests.
The smaller bathroom is the ensuite for the second bedroom.And the larger room could be used for skilling activities.
When I have kids, the first bedroom could become a nursery.


The second floor is surrounded by a two-tile-wide veranda.
It holds the dining area, a kitchen, and two bedrooms.
The master bedroom faces the beach and has an ensuite bathroom.
The front bedroom's bathroom is also accessible from the kitchen.


Sara: You have four bedrooms so it's okay if I stay with you, isn't it?
I can help you buy and furnish your rental properties.
Chai: I know you're not moving back to Morensong, Sara. Feel free to stay until you get married.
Ratih: I'd also like to stay with you, Chai, but not for as long as Sara will.
As soon as I'm engaged, I'm moving back in with our parents!
Surya: Girls, we better head home. Tomorrow's Exam Day and you still need to study.



Friday
Ratih: Coming to school is such a waste of time!  There isn't anyone worth meeting here.
That's why we spend our time before and between classes in the art studio.
Sara: Lucky Ratih earns an A this afternoon, but my grade stays at B.
After school, Chai phones to tell us he wants to introduce us to some friends of his.


Ratih: We find Chai waiting at ThrifTea with three of his teen friends.
Greg Pries (left) is an Adventurous Child of the Islands and our "distant-enough relative" who lives in Sulani.
Myles Ota (right) is a Child of the Islands and a Maker. I get a crush on him immediately.
I can only learn one of Myles' traits, so Chai gets to know him and crushes on Myles, too. Gee, thanks, bruh!
Doesn't Myles think I'm his type? While we're at ThrifTea, I chat him up but we're barely friends!


Sara: Did you hear the story of our Great-Grandma Karina and her three boyfriends?
One of them was a vendor named Juniper Adams who showed up wherever GG Karina went.
He appeared as a ghostly Caster Alley vendor, a San Myshuno food stall vendor, and even at ThrifTea!
Well, this is Corbin Adams (Slob, Art Lover). His mother is Juniper Adams' daughter.  Small world, right?
I'm thrilled when Corbin asks me to Prom as friends while we're still at ThrifTea!


Chai: As for me, I run into a neighbor at the Spice Festival and immediately crush hard on him.
Luckily for me, I'll be moving away from the Morensong neighborhood tomorrow!
Chai's evil conscience: Oh c'mon! There's no harm in asking Boribun if he wants to become your Thirst Pal!
Chai's good conscience: Absolutely not! Boribun's exactly your type! You need to avoid him like the plague!
Chai: Okay, you two, knock it off! My generation won't be another Boy Love generation, okay?


Ratih: You'd never guess by looking at Myles and me, seated at different tables.
But I just asked Myles to Prom as friends and he accepted quite enthusiastically.
In other news, our neighbor Boribun follows us to our table and is trying to rizz Chai up. Some people!
Wait a minute! If Chai's distracted by Boribun, will my chances with Myles improve?
Sigh, the perils of having a pretty brother!!!



Saturday
Sara: I wish Chai had told me earlier that he wanted me to help with Insta-Upgrades!
It's almost noon! No way I can read three books and return from five Space Missions before Prom tonight!
Maybe if I pull an all-nighter and we don't move until very early Sunday morning…
Ratih: Hopefully, I won't be living with Chai long enough to regret ignoring the Handiness skill.
My contribution to Chai's project will be gardening and maybe cooking.
Oh, I almost forgot to contact Copperdale High about graduating early!


Chai: Thanks for coming over, ma'am.  I have a proposition you can't refuse!
Citra Choo: The answer's no.  As handsome as you are, I'm no cradle robber!
Chai: No, it's nothing like that.  After my sisters and I move to Koh Sahpa tomorrow, I'd like you to move in with us.
Citra: I'm a homeless Chestnut Ridge local, so I would love to have a place to call home! What's the catch?


Chai: One of my requirements is to have a Wise housemate complete the Fount of Tomarani Knowledge aspiration.
When I saw in my contacts that you had the Wise trait, I knew you were the one!
(Even though I don't remember where and when we became good friends.  Did I meet her at The Screaming Gecko lounge?)
Citra: That sounds good to me. And I'm relieved to know that your sisters will be living with us!
No funny business, you hear?
Chai: I wouldn't dream of it! (She's not even my type, anyway!)  I'll phone you once we've moved.


Chai: I get a call from Aiden Hauer about a pre-prom party so I travel to his place with my homies.
Sara's really eager to meet him because she thinks he's cute.
Not only is he a Childish Insider, but he also lives in a small, crowded house at Rindle Rose.
The party was also unbelievably stale, so we go back home after about an hour.


I decide to check out the rental properties that Watcher recommends.
The two-story Sungai Point costs §89,090 for three rental units. I'd want to remodel it extensively.
Isda Riverfront Spa closed down so I could buy that property for §1,300 and build a duplex on it.
My new semi-furnished house costs §38,292.  I need to furnish it before working on the rental properties.
In fact, the cost for all three lots is §128,682.  I could own all three lots by next Monday!


Surya: Decha, today's your Adult birthday. Aren't you going to drink a Potion of Youth?
Decha: I already drank one when I married you, remember? I was nearly an Adult on your YA birthday.
Surya: But my Adult birthday's in two days and I'm going to drink a Potion of Youth.
I want us to grow old together, Decha! Let's both drink Potions of Youth right now!
Decha: All right, since you insist. What's the harm? You've already completed all your heir requirements.
Surya: That's right. And, this way, we may get to play with our great-grandchildren!!!


Chai: Milli looks gorgeous tonight!  But is she my Forever and Always?
I haven't asked her to be my girlfriend yet and I only seem to crush on male sims.
Oh and I need to get over my crushes on Boribun, the Sage, and Myles Ota. Why don't I have a crush on Milli?
Sara: I really like Corbin though I'm not crushing on him.
He's handsome, sweet, attentive, and…a slob.


Ratih: My friendship level with Myles seems to be stuck at 50%.
But he says that he appreciates me so that's progress, right?
I guess I'll just need to wear down his resistance.
If got pregnant, do you think he's the type to take responsibility?


Chai: My biggest surprise tonight is not being crowned Prom Royalty.
It's discovering that my future housemate is the Principal!
When I found her in my Relationship Panel, I told Watcher she was a Wise elder with two other nice traits.
I didn't recognize her as the Principal and simply gave Watcher her name.
Watcher: In Manage Households, I didn't recognize her without her Principal suit.
She'll be fine, Chai! And she looks better after the makeover!



Sara: We had to move out before I was ready because you kept asking our fathers for advice!
Ratih: I can't help it if I get bored easily and drop my queues!
Sara: Well, I'm claiming this first downstairs bedroom.
Ratih: I'm going to share it with you!
Sara: Why? There are four bedrooms!  Go find your own bedroom!
I'm tired of you hurting my feelings all the time with your cringey stuff!
Ratih (to herself): I shouldn't have moved out with Chai and Sara. It's going to require so much work!


Citra: How thoughtful of Chai to give me the downstairs bedroom with an ensuite!
If the patio had a grill and dining table, I wouldn't have to go upstairs at all!
Well, let's see what I need to do to complete the first milestone of my aspiration.
Hmmmm, doesn't look too hard!

*Citra Choo: This a townie who auto-spawned into the Mistura simverse with the Wise trait.
  Originally named Falcon Moore, I renamed her Citra Choo and gave her a Tomarani-style makeover.
  When I noticed her among Chai's friends (they were good friends), I didn't even recognize her as the Principal. Lol!
  Oh well, I still prefer making over the Principal to downloading a Gallery sim for this requirement.

*Ask to Join Household: For some reason, the game wouldn't let Chai move Citra in after asking her to join the household in Live mode.
  I tried it four times but the game froze, forcing me to save/exit the game (by clicking the X at the top right of my screen) each time.
  Finally, I entered Manage Household and was able to move Citra in.  Weird.

Thank you for your kind words. I'm not sure I mentioned it, but I took inspiration for Chai's new house from a Youtube video showcasing a house for sale in northern Thailand.
The actual house is literally smothered in lush greenery but I didn't want to over-burden Chai's finances as soon as he moved out.

I can't say I'm a fan of Ratih's Child of the Village and Cringe traits.
She's usually very playful, dancing, and socially inept. 
While socializing at ThrifTea for the same amount of time, Sara became good friends with Corbin but Ratih barely managed to become friends with Myles.
Ratih also offended Sara while I was attending other sims. Sara felt hurt until Ratih apologized.  I wish I knew what caused that!

As for Chai as Landlord, I hope he will be a thoughtful and compassionate landlord but who knows?
I'm quite excited about renovating Sungai Point and building a new duplex at Isda Riverfront.
The landlord career seems to demand lots of time and effort without proportional profits.  Haha, growing orchids seems much more rewarding and less of a time sink.
We shall see!

10.68a: A New Landlord's First Steps


Sunday, Week 68  (mid-autumn)
Chai: Last week, my sisters Ratih and Sara aged up to teens on Thursday.
I helped them find Prom Dates on Friday and we all attended Prom Saturday night.
I have a good friend who's a Wise elder so I asked her to move in with us once we're living in Koh Sahpa.
Imagine my shock to learn at Prom that my elderly friend is actually the Principal.

After Prom, the entire household finished packing and clearing inventories, then we teens moved out.
Cirta Choo moved in early this morning.
Here we are near the beach behind my house at Tam Nang Sands.
From L to R: My sister Ratih, my house guest Citra Choo, me (the Gen10 heir), and Ratih's twin Sara.


As soon as we arrived, I furnished the bedrooms of the twins and Ctira.
I still want to add a patio area, but build a raised garden area instead.
Since today's New Skill Day, I take a break to write a Children's book.


Citra:  There's a lovely Spirit House in the front yard.
I'd planned to leave fruit and incense there even if it hadn't been part of my aspiration.
It's a beautiful daily custom!


Chai: The twins are planting the garden to learn Gardening for New Skill Day.
Do you feel like helping out?
Citra: Of course, I do.  Last week, I was the homeless, friendless Principal of Copperdale High School.
Now I live in this lovely house with my found family.  I'm so grateful for this chance, Chai!


Cirta: Chai really thinks of everything! 
Sara wants to do Space Missions but Chai suggests we stop at the Bun Ma residence first.
He's besties with Nin Bun Ma who's a Child of Village. Meeting her satisfies two of my tasks!
When we arrive at Founder Prince's home in Del Sol Valley, Chai surprises me again.
He's brought his pressure cooker along so I can complete my cooking-related tasks.
Meanwhile, he's crafting furnishings on a woodworking table.


In the evening, we visit the Night Market in Morensong for dinner.
Then I buy a shirt from the souvenir shop.
And just like that, I complete my aspiration's first two milestones.  Piece of cake!



Monday
Chai: Before Sara leaves for school, I purchase Sungai Point, which is an unowned rental property.
One of its three units is unoccupied (11B), which is fine with me.
I'm waiting until Sara and I have crafted the new furnishings and Watcher's ready to start renovating.
At that point, I'll ask the current tenants to temporarily move out for one day.
With a §150 Daily Tax (§50/unit), that unit renting for §65/day is a complete waste of space!


I visit the 20x20 Isda Riverfront lot but decide not to buy it yet.
No sense in paying a §50 Daily Tax on an empty lot, right?
Watcher and I plan to develop a duplex on this lot.
Sara and I will craft as many of the furnishings for this duplex as possible. 
Oh, I better get back home so Sara can leave for school on time!


To nobody's surprise, I take over the largest downstairs room for fabrication and woodworking.
I've made two lists of furnishings I need to craft: one list for each rental property.
Everything I've crafted so far for Sungai Point goes into my basement "warehouse."
Sara's offered to help with woodworking, which is great.
The furnished Sungai Point needs 36 more items, while Isda Riverfront will require at last 72 items.


Sara: Hey, guys! Look what I brought home! An A grade and Myles Ota!
Ratih: Noooooo!  Myles is my crush!
Sara: I know that, silly! I brought him home for you!  Now, I can graduate early!
A little while later…
Ratih: Nailed it!
Myles: Um, nailed…me? That's not very romantic, Ratih!



Tuesday
Chai: Today, we're going with Citra to Sulea Tiger Sanctuary for her aspiration.
But first, Sara and I are crafting furnishings for Sungai Point's unoccupied 11B unit.
Watcher has finalized her renovation plans for Sungai Point but they will not come cheap.
Citra discovers she has no talent for painting, but she's great at selling Ratih's paintings.
Citra (whispers): Don't tell anybody, but I forgot to raise the markup for the first four hours.


Chai: Before we can finish crafting what we'd queued up, I'm notified of an Electrical Failure at Unit 11C.
We rush over and I repair the fuse box, toilet, and kettle, while Sara repairs the fridge.
We're not bothering to do insta-upgrades today. I'll be replacing that cheap fridge and stove soon.


Cirta: While I'm exploring the Sulea Tiger Sanctuary, Chai adopts a tiger. I wonder what that involves.
I find my third tassel in a sand pile behind our house, then swim across to the Beard Beard Cave.
(I hadn't actually expected to reach the cave today, but the swim wasn't as hard as I'd expected.)
Exploring the cave was nothing special but I complete my aspiration.
This earns me the Tomarani Expert trait which benefits me in all aspects of living here in Tomarani!



Wednesday
Chai: As you know, Sungai Point is a two-story residential rental with three units,
This morning, I ask the Saday-Linh and Linh households to move out temporarily so Watcher can renovate.
The front of the house faces the river.


Sungai Point is still a three-unit property, but it now spans three floors.
Unit 11A, formerly occupied by the Sadya-Linh household, moved from the 2nd to the 3rd floor.
And what's on the second floor, you ask?
Patience, dear reader, patience!


This is the original floor plan for Units 11B and 11C.
As you can easily tell, 11B has two bedrooms, one with a double bed and one with a single bed.
On the other hand, 11C has only one bedroom with a double bed.
These units were originally renting out for §65/day.  Considering the §50 daily tax, that's a §15 profit!


This is the renovated first floor. Both units are shorter to allow for a larger back porch.
Also,  Unit 11B had a better layout, so we copied that to Unit 11C.
And I upgraded their fridge and stove. Both of these units now span two floors.
We shortened the hallways leading to the back porch. Do you think they're a waste of space?


On the second floor, each unit has a master bedroom, a children's room with bunkbeds, and a semi-furnished nursery.
The nursery offers only the essentials: crib, toddler bed, toddler potty, and changing station with pail (in the hall).
Each hallway leads to a shared space.


The shared space on the second floor features a mini-gym, half-bathroom, utility room, chess table, and guitar.
The utility room holds a fuse box, water heater, and two trash bins.
A second-floor utility room seemed the most convenient for everyone (except me?).
Third-floor tenants can access this area through a door near the outdoor stairs.


The original backyard was no more than a porch with a small round table and two chairs.
Of course, there's also a Spirit House in the backyard.


By shortening Units 11B and 11C on the first floor, we've converted the porch into a wraparound veranda.
It now also holds a game table, mini-fridge, woodworking table, Bonsai Tree, and two easels.
The end table between the picnic tables holds a tray of refreshing, refillable Sugarcane Juice.
Considering how often the patio grill caught fire at our parents' place, I won't be providing a grill!


The third-floor tenants now need to climb two flights of stairs to reach their unit.


Here's Unit 11A on the third floor. It is largely unchanged except for two changes.
One, the entrance foyer and bathroom were flipped due to the second set of stairs.
Two, the children's bed was replaced with bunk beds.
This unit remains the largest in terms of area.


As soon as we finish renovations, we're notified that Unit 11C now has a five-star rating. Sweet!
Originally, the three units were being rented out for §180/day (11A) and §65/day (11B & 11C).
Filling the vacancies, the Sadya-Linhs returned to 11a paying §1,082 Daily Rent (rent cap §1310).
The Linhs also returned, paying §747 Daily Rent (rent cap §858).
Other applicants offered to pay more, but it's only right that I chose these two households.

Minsung Lee is a single father with an elderly mother, a child, and a toddler. He'll pay §641 (rent cap §672).
My daily rent income for Sungai Point has soared for §245 to §2,470.  Not bad, right?


I visit the Lees to meet my new tenants and try to raise their Maintenance score from Poor to Satisfactory.
While doing inspection and maintance around their unit, I'm notified that the 11C tenants are staging a Revolt.
I mean, just because their Daily Rent rose from §65 to §747, is that any reason to be unhappy?
Thi Linh's husband Bimo is such a troublemaker.  What would you expect from an Evil sim? Ugh!
Promising better conditions to Thi, I successfully deflect the revolt.
Also, the Lees' Unit Rating increased to 5 stars from boosting their Maintenance score to Satisfactory.  Good stuff!



Chai: I hope you don't mind the detailed showcasing of our Sungai Point renovations.
Luckily for me, both the Sadya-Linh and Linh households showed us during my Fill Vacancy process!
I'd learned from my parents' place that well-furnished shares spaces really make a difference!
Do you think I've overpriced my rental units?  They several hundred simoleons beneath the Daily Rent Cap.

Notes
*More Woodworks mod: This mod by LittleMissSam adds more options to the woodworking table.
  Chai will be crafting default furniture using the woodworking table and Fabrication machine.
  This mod also lets him craft the Outdoor Retreat sinks & showers, VAULT Modular Islands/Counters, and so forth.
  Obviously, such furnishings won't be as aesthetically pleasing as the For Rent items, but it's an affordable start.

*Unwanted visitors: Whenever Citra sold paintings, her customers would enter our household's yard.
  Locking the front and back gates wouldn't keep them out, so I placed a bench in front of each gate.
  Locking the gates prevents household members from passing through but not the townies.

*Sungai Point: This renovation was quite an arduous process that I brought on myself.
  First, I did the renovation in a new save, adding placeholders for crafted item.
  I took screenshots to remind me later what layout I wanted and where the furnishings should go.
  Next, I did the renovation again in my "official save."
  This process was unnecessarily complex and time-consuming.
  I should've done the renovation in a new save, taking screenshots of furniture placement for reference.
  Then removed all the crafted placeholders and uploading the renovated build to the Gallery.
  The Isda Riverfront build will be easier, I hope, since I'll be starting from scratch.

*Survival as a landlord: Earning income as a landlord would be much harder if Chai hadn't started out flush with capital.
  If he'd had to start out breeding and selling frogs (lol!), for example, his renovation of Sungai Point would have taken ages.
  Still, he saved a considerable amount of cash by having he and Sara craft most of the additional furnishings themselves.

I would absolutely hate playing a household that lived in a third-floor apartment with no elevator, lol.

Luckily for me, I won't be playing the Linha-Sadya household!

Honestly, I can't wait for Chai to become a YA so he can join the Handyperson career and wear that outfit with the toolbelt everywhere!
The four For Rent aspirations all feel quite tutorial in nature.
Chai has one more task for Five-Star Property Owner's 2nd milestone and has already completed all three tasks for its third milestone.
The Fount of Tomarani Knowledge was much quicker and easier than, say, Mt. Komorebi Sightseer which is also in the category of Location aspirations.

I am having fun with the renovating and building of residential rentals.
I'm looking forward to seeing how nice we can make the duplex's decor with main hand-crafted/fabricated items.
No doubt, rushing to the rental properties to handle various emergencies will get old fast.

Awesome renovation work! You've really set Chai up for success as a landlord.
It's very responsible) of Chai to focus on his rental properties first before romance, but I am very interested to see where he goes regarding romance - will Prom Date Milli be around for the long haul, or will one of his crushes get the better of him and become more permanent? Or perhaps his future is with someone we haven't yet met? ♥♥♥
