The decision on the weekly events seems fair and its a good idea to set Chai a mini challenge. Being unhappy with gifts can be so random in Sims, he needs to learn the true value of gifts.
The twins, of course, are lovely.
So, as a tenant, you can add to the communal area - a rocket! Do you get the funds back when it's sold? And can you sell communal items that you, as tenant, didn't place? Could your landlord sell the rocket and pocket the funds? Oh, it does get complicated.

It's not like "we" will forget so I'd like to regarding Surya's generation as finished, yet I don't want to seem like I'm taking the easy way out.
The four events (Pool Party, Neighborhood Potluck, Maintenance Dday, and Gift Charity Drive) are all quite easy to pull off.
Yes, Surya's household (just Surya for short) can pay out of their own pockets to add to both their own unit as well as the shared area.
Items they buy can be moved in and out of their unit-specific family inventory. The rocket ship is in their family inventory atm, but they'll sell it after Chai's done with it, the proceeds going to Surya's household funds.
As for selling things in the shared space, Surya has only ever sold off shared amenities that they'd purchased themselves.
At one point, they'd added that buffet table, a wastebasket, and trash bin to the patio. Later, we deleted them all, then switched to the Landlord so they'd come out of his pocket instead.
Anyway, I don't think Surya selling off shared amenities provided by the landlord is a good idea.
It would be like shooting the shared space in the foot. Haha, what a lousy metaphor!
As for the landlord, I bet he could come over and edit the lot just as Surya is doing. BUT, if he visits in Live mode then switches to Build mode, any edits will affect his household funds.
I had a longer explanation which I'd like to shorten to the following:
(1) Accessing the lot from Manage World by clicking the Build icon: the modifications seem to be free for both tenant and landlord, but the personal contents of the occupant's storage items (fridge, bookcase, toy box, but not sticky storage boxes) will disappear.
(2) While playing the active household: If we switch Surya from Live to Build mode to make edits, any sales/expenses affect Surya's household funds.
(3) While playing the landlord: If we visit Surya's lot while playing the landlord then switch from Live to Build mode, any income/expenses affect the landlord's household funds.
I'm looking forward to playing Chai as a landlord to see what the rental system is like from the landlord's perspective.
