Will this computer run the sims 3 and 4?

Been a simmer for over 10 years now but only now am I willing to spend a fortune to get a good enough computer. I've spent the last couple of days researching and have came up with the following specs. I am hoping for it to play ALL sims 3 games and future sims 4 with many mods and CC in high quality. Hopefully you fellow simmers can help push me in the right path?

This will run both games just fine on highest settings, but please be aware that you may still even on the bestest of the best computer you will run into lag and slowdowns in Sims 3 from time to time due to the way game is. This will happen mostly in Create a Style, and Build/Buy Mode.

The more you load up your game with custom content will effect the performance of the game as well. So please take that into consideration.

I, of course, expect lag. What is the sims without lag? But I was mainly aiming for hair an overall better performance in terms of high quality, freezing whenever I speed up the game etc. I don't use too many mods it's mainly CC but I will definitely keep in mind to keep it on the down low.
