Sorry about that, should of noted that. Increase the virtual memory size.

things have improved greatly in my game!  at this point, I have played off and on since last night, saving every 15 minutes or so, with a new "save as" being done every 2nd save.  I'm especially doing "save as" after major activities, such as a new build, new purchases, birthdays, etc.  speaking of birthdays, I've now got 3 out of 4 of the younger children aged up into their teen stage!  Yayy!  I birthday'ed the twins at the same time then saved after everyone had cake.  the next day, half-alien child #2 aged up to a teen, now on the next day which will hopefully be tonight, youngest child is going to have his birthday.  even the cat aged up with no problems!  thank you so much, especially Mrs. Flynn and Khaine!  I was about ready to toss my sims3 out the window!  life is progressing in twinbrook for my little family. :)  oh, and this time, I was actually able to have all three of the new teens age up well so I was able to pick the new trait for them.  :D

I'm really happy to hear you're able to play and save your game, and that it's not coming up with Error 12. Hopefully it'll stay that way!! :)

error 12 comes up about every 4 or 5 saves but that is so much better than it was!  since I'm saving so often, I don't lose much if or when it does show its ugly lil head.

reinstall was just done a couple weeks prior to this thread beginning.

I can't remember if we asked this or not...

Are you using Memories in Sims 3? If so, try turning them off. They're known to bloat save files and use massive amounts of RAM.

yes, memories is on and drives me insane.  didn't realize I could turn them off so will go try to do that now.  assuming it in under "options"?

Yep, It's under Options. Here's a couple more tips. Though one of them we may of already suggested. But thought I'd note it anyway.

-- Turn Off Memories. Go to Options (...) Select the gear tab, which is the General Settings and look for the word Memories and in the drop down menu select Disable Memories.

While your in this tab, it may help to make sure Enable Shop Mode and Lessons are un checked.

-- Turn Off Interactive Loading Screens. Go to Options (...) Select the gear tab, which is the General Settings, at the bottom of the menu un check the box labelled Interactive Loading Screens

-- Lower In-game Graphics. Make sure that Object Hiding, Advanced Rendering and are un checked. Try lowering the in-game graphics to medium. and put High Detail Lots at 1 or 2.

Also, don't use Alt-Tab to pop out of the game. Go to the menu (...) and select Open Launcher. As your playing just keep the launcher minimized.

thank you , thank you!  I had done the details down to 1 the other day and lowered game graphics and the advanced rendered as you instructed the other day.  will go in and turn off memories and objects hiding now.
