I really want a new house for my simself and her family but unfortunately I have no building skill whatsoever. I'd love a 2/3 story white house, really cute and kind of like a classic little home with a white fence all around it. Here are some specifications:

4 bedrooms (1 for parents, 3 for kids: 2 child boys and 1 toddler girl)
Big-ish living room
Dining room off of a kitchen
3+ Bathrooms with at least 2 including shower (1 off of parents room)
Play room with lots of children's and toddler toys
Office/library with desk/computer and tons of bookshelves + seating
Large yard with a small pool and lots of play equipment
Lots of trees + plants
2 car garage (attached if possible)
Possibly a laundry room
Bookshelves throughout the whole house

I don't want it super modern but not at all old-fashioned either. Somewhere in the middle, more leaning toward modern. It'll probably be on a decent sized lot but I don't want the huge 60x60. I own all expansions + High End Loft, Master Suite, Outdoor Living, Town Life Stuff.

Edit: I forgot! I definitely want a little patio outside with tables to eat and a grill.

I would love to try this house, although I'm not really the best builder. It will be done by tomorrow.

I’m going to offer my services as a house builder (all free) :).  Here’s how it will work.

Go to House Plans Search.
Use the search features to find your house plan of choice.  If you find a house plan elsewhere that you want, that’s fine.  I’m simply providing a comprehensive link for those who maybe haven’t looked at these before.

Send me a PM and provide the following information:

1. A link to the house plan
2. Lot size to build on
3. World you will place it in (will determine outside landscaping)
4. All expansions, stuff packs and store sets that you have (primarily am interested in building objects in store sets that you possess)

What you will get:

1. Full structure built including all windows and doors
2. Full exterior decoration and landscaping (this will include pools if requested)
3. Interior walls and floors will have a minimum decoration (basic floor and wall coverings)
4. All plumbing provided
5. All cabinets in kitchen and baths
6. Once any modifications or changes are settled, the build should take no more than 24 hours

What you won’t get:

Any other interior decoration.

You’ll be getting a house just like any real person when they either purchase or rent a new house.  You’ll have to move in your own furniture, hang your own pictures and put up your own curtains. :)

When I’ve done requests in the past, it always included the interior decor in full and I found myself getting burned out doing them because that step takes me the longest, especially when limited by content.  So this service is aimed at people who would like a house built but are not confident in their building skills.

We can discuss any potential modifications to the selected house plan prior to the build starting (i.e. you’d like to add a sunroom, or a playroom, or a basement, etc.).  Once completed, the house will be uploaded to the Building Shells to be Furnished thread here on Carl’s site.  The requester will get a PM with a link to the post.

I very much enjoy building houses, which is why I'm offering this service.  I often think I should have been an architect. :)  Requests will be completed in the order that they are received.

Hello.  o/

I've recently re-installed my sims games - all expansion packs save Future, and all stuff packs save Diesel and the latest movie pack - and I need a place for my sims to live in.  I plan to make it a legacy house, but my legacy is as much horses as it is humans.

* 64x64 lot
* Barn (L-shaped would be ideal) with
     *  room for 3-5 horses
     *  hay loft
     *  tack room
* Pasture for grazing (with pond?)
* Pasture for jumping
* 2-3 story house
     *   basement
     *   5-7 bedrooms
          *  nursery off of master bedroom
     *  3-5 bathrooms
     *  laundry
     *  library/office
     *  front room
     *  kitchen w/ nook
     *  dining room
     *  garage/workshop
     *  attic/tower/some discrete room for witchcraft/alchemy
     *  play room/family room

The main goal of my sim legacy is horse breeding, so a good portion of the outside should be designed for their use.  I'd like some gardening room and wouldn't mind a small pool - indoor or outdoor - but they're not must-haves.

Ideally the style would be either rustic/farm/ranch or cottage with an emphasis on stone and wood.

Thank you to anyone who can either point me to a house that will suit my needs or feels inspired enough to help me make the ranch of my dreams.

Speaking from experience, that's a LOT to try to fit onto one 64 x 64 lot.  Are you allowed to have an additional property with your legacy?

If so, I'd highly recommend that you put the Barn, grazing paddock with pond and jumping paddock on a lot on it's own.  Have that be the additional property.  Horses live quite happily on an additional property since they are fenced in and have all that they need to hand (or hoof in this case) and they don't go to work.

Then you can concentrate on the main property for the house, pool, garden, garage, etc.  The paddock/barn property doesn't even have to have road access.  I've actually placed a 64 x 64 lot before behind the home lot.

I currently offer a construction service to the folks here, however, I don't decorate the interiors of the house.  I'll provide wall coverings, floor coverings and I'll do the kitchen/bath cabinets and all appliance/plumbing.

Have a think about it.

Thank you for your post, Dellena.  And I'm sure you're right about it being more than I think it is. 

Would 2-3 stalls be better?  I'm planning on stud/mare and foal(s) - using saleswinnings from horses and stud fees as the only income for the house.  Rarely would there be more than three or four horses in the household, but I'd like the look of a prosperous ranch.

I've never used a secondary lot - and I don't think the legacy would allow it (though it makes much more sense, doesn't it?) - but the idea sounds tantalizing.  Ideal horse ranch, ideal house ...

Any other ideas or suggestions (or anything else) you have to give are more than welcome.  :)

I'm assuming you won't be using a mod to allow more than 10 total sims in your household.

You listed 5-7 bedrooms and 3-5 stalls.  7 bedrooms would mean at least 8 sims (since one would be the couple who are having all these kids).  That would only leave you with 2 sims slots for 2 horses and you couldn't breed them.

If you have one stud and one mare, you'll need one sim slot for their foal each time.  So assuming you don't plan to breed again until that foal is sold, that leaves you with 7 slots for humans - mom, dad and 5 kids, maximum.

However, if you are looking to use the horses as the main income maker, I'd go with at least 2 mares and a stud.  That would mean reserving 5 sims slots for horses leaving you 5 slots for humans - mom, dad and 3 kids.

If you went that route, the house would be smaller as you've reduced the number of bedrooms.  A 7 bedroom house, with pool, would likely take up at least half of a 64 x 64 lot.  Whereas a 4 bedroom might only take up 1/4 to 1/3 of the property.

One other thing to mention.  If you want it all on one lot, you might want to consider making sure your town has the horse training facility lot.  Then you could take your horses there for training and save more space (also, it's keeps your horse trainer from getting the cabin fever moodlet because they haven't left home in a while).  I'll have a look in a bit and make sure my enclosed version is still in my game and then I'll check it for any CC.  I took the outdoor one from AP and enclosed the whole thing so you could train year round (I even added an observation deck upstairs with a professional bar for all the horsey people to hang out). :)

Horses need a lot of space on a lot, especially with the horse balls which are great for keeping them entertained and exercised.  The horse ball requires a fair amount of space to function if you don't want pathing issues.  And if the horse wants to 'gallop around', that also requires some room.

I've raised a lot of horses in Sims, so I'm trying to give you my best advice. :)

And thank you for the advice!  I haven't played this game in forever so I'm sure I'm going to make mistakes, dozens at least. I've already downloaded your equestian center and found two jumping courses - one grand prix, one cross country - from sim horse sites.  (As well as bridles, saddles, manes, tails ... so addictive!)

So all I need is the house and to stop dithering over every little thing, lol.

I think it's the size you're after with a couple small alterations.  I could place it on a 64 x 64 lot and add all the horse stuff.  What would you use the basement for?  As in, would it be ok to put the basement under the garage?  This house has access to an attic as well (note the little room with the ladder.  The attic runs the length of the house (might be good for the alchemy stuff.

Hello! I think I need a new house, as I get really bored with my own houses fairly easily.

What I'm Looking For
6 Bedrooms.
4 1/2 Bath.
2/3 Floors (Basement included if 3.
1 Living Room.

Entrance Foyer.
1 - 2 Car Garage.
Pool.
Possibly a Pond.

I currently only have the Super Natural expansion and the base game. I like a few different styles, including Victorian, Modern, and Cottage. If it has to be more than 3 floors that's fine!

Dellena, I love it!  (Of course, I also like the other houses you've put up on that thread - and may have covertly downloaded one or two.  >.> )  Ideally I'd like the basement to be under the house - if only to keep my sims from wearing coats while down there - but under the garage could work, too. 

As for what it would be used for .. mostly exercise and maybe a rumpus room for gaming.  Thank you so much for helping me with the house.

Just a few changes. I really do not care to have the Walk in closets sims don't really use them so I think they are wasted space so whatever you want to do with that is ok.

The WIC on the first floor next to the master suite I was thinking could be a small nursery?? I also have lots of baby goodies I have the play pen and ect and my sims are about to start a family so a small play area on the first level someplace would be nice as well.

I would like to have a basement and it does not have to be finished I can do that once my sims get settled into the house. I want to use the basement for Nectary in future generations. My current generation is into bot building and I have a bot living with them as well.

The Guest suite on the first level I would actually like for it to be a gym instead???

Equipment room upstairs could maybe be a teenagers room? I would like guest suite 2 and 3 to be adultish bedrooms.

The pool area is a big thing for me. as I want the pool bar, the sauna, and so on. I want a very elaborate pool area if possible. If you can't add everything at least leave room for me to add it.

I have all expansion packs and all stuff packs minus the katy perry one. I also have a bunch of store stuff.

I hope someone will take this on. I have tried but it just don't look the way it should. I am an awful builder lol.

Budget is no problem either because my sims just won the 1,000,000 lottery lol....

If the person taking this on has the world Legacy Island III I can tell you exactly which lot I will be placing it on. If it helps it is right on the beach.

Any questions ask I hope someone will do me this favor there are some awesome builders here...
