Ghost images of build/buy items

Right now I have a strange thing going on.  I downloaded a build from someone on the official forum who is very reputable and never uses mods or CC.  This particular build has many items showing up as ghost images instead of the full item.  When this happens it's normally doors, windows and such, and they are unavailable to the Sims in the game.  It's like the wall is still there, although you don't see a wall, just a ghost image of a door.  If you click on it you can see it for real, but the minute you release the click it's gone back to being a ghost.  You can't replace it with a new one to fix it, it still remains a ghost image.  Has anyone else experienced this and does anyone know what causes it?  I'm thinking it may be there are just too many items for them to all render properly but I could be wrong.  I just got a new, super video card so I know it's not that.  It is a very graphics intensive build, loaded with tons of items.

Have they used the seasonal lot marker in the build? I think that makes some items transparent when you're in build/buy mode.

As a matter of fact, it is a build for a festival lot so that's probably it.  Thank you so much.
