Sorry I am new to this so I may not have gathered all the information that is required.

House: Sunset Valley: Not sure on the size of the lot but I demolished one of the in game started homes and built there.

I used stuff from the base game and Ambitions, the only CC is a few patterns.

Furnished Price: 13204
Unfurnished Price: 9309

1 bed and 1 bath starter. TV, Bookcase and Computer leaving enough money for any skill item that you may require.

Cosy small house :D Perfect when starting out as single sim :) Plus space to expand.
