Not a bad starter house in concept, just in price. I love the nursery!
A new Sim has $16,000 simoleons to start with, so your house would be beyond their price range. So for starters, shrink the house. Make the living area, master bedroom and bath smaller. Walls and windows are very spendy. I hate to use them myself, but use the cheapest bathroom fixtures and appliances and limit yourself to the cheapest furnishings. That really cheap sofa actually looks pretty good when recolored. I just made a more or less modern starter house in my BP make over and hated it so much because I forced myself to stick with cheapo stuff, but had to rely on recoloring objects to give it some life. Strangely enough, when I checked it out the next day, (wanted to improve it some), an npc family had moved in!
Something I've been fooling around with is using a 10x10 or 10x15 lot. I know, TINY! The blessing is, you can build your house up on posts, giving you area to build further below when you have more money, and you can use MUCH nicer furniture and appliances. You can do it on the ground also, I'm just doing it up high so there is a car park area and possibilities with basements. A standard 20x30 lot costs $1,200. A 10x15 lot is $300 and a 10x10 is $200. That gives you at least $900 more simoles to put into appliances or furniture and since you will have less wall space, that's $70 less per wall spent on walls.
