Hmm.. okay. Try resetting the household and/or town.

When odd things like that happen I do a Sims 3 factory reset. Basically move my Sims 3 folder to desktop and go to play Sims 3 and it creates a new Sims 3 folder.

This doesn't delete any saved games, Sims or whatnot, as they're safe on your desktop.

Try a test game to see if that still happens. If you want you can export the family and house you're using at the moment and put them in your test game.

Actually I think I was just playing with too many expansions at once, maybe? I stopped playing with University and everything has been running pretty smoothly.

Playing with less packs installed when playing on a computer that's less than recommended specs is a very good idea.

So while I'm here whats your advice on installing mods? I don't know much about it, but I do want more gameplay options than the cheats allow sometimes... Im just not sure how to go about it without accidentally messing up something or corrupting files. Help?

If you're familiar with how to set up the mods folder and use mods, I'd say go for it. If not I'd just leave 'em alone as the can mess up the game.
