I am not entirely sure why the objects are black in build/buy mode, but some things you may want to try are:

Repair Game - Log into Origin, Go to: Games Library, right-click on Sims 4 and select Repair.

Delete Cache Files and localthumbcache.package
http://sims4.crinrict.com/en/2014/09/delete-cache-files/

The localthumbcache.package can be found in the main Sims 4 folder
D:\Users\Username\Documents\Electronic Arts\The Sims 4

If you have Mods/CC you may want to move the Mods folder to the desktop temporarily to see if that helps the issue. If it does, that may mean their is some outdated mods or cc.

Thank you for the reply, but still doesn't work  :( . I've tried to build a wall like in the pic 1 , and then the objects look normal again. and when I dragging a wall, there are some lines (like trapezoid) and I don't know what those means (pic 2). Do you know what are those ?

I don't know what that means - trapezoid lines while creating a wall, I've tried to search on it and am not finding anything on that part of the problem.

I did some more searching on the black objects in buy mode Sims 4 issue, I'm finding it may be a graphics and/or memory issue.

Here's a couple more suggestions that may help

1. Make Sure Drivers Are Up To Date

2. If you're playing on a laptop and it has duel graphics - make sure it's using the dedicated video card.

Try switching back to 32 bit mode, if it's at 64-bit mode to see if that helps.

The game patch from Nov. 2016 has reportedly switched the game to 32 bit. You may have to manually change it back to 64 bit. This also helps with making sure the game is running 64-bit

To do this go to Games Library in Origin. Right click on The Sims 4 photo.
Select Game Properties > Advanced Launch options.
Change the “When launching this Game” setting to “The Sims 4 32-bit”
Or change the “When launching this Game” setting to “The Sims 4 64-bit”

Sometimes when you drag a wall rather than using the drawing tool the game does not recognize the newly formed space as a room. When that happens lights will not illuminate the space. Try rebuilding the 'rooms' by using the room tool and then resizing or by drawing the rooms from point to point.

Play, that's very interesting and sounds like a great idea 8)!  I also have had some luck by clicking on each light individually, once or even twice, and then, the light comes on 8).
