The Brock House

Goal: Starter home with pleasing design, comfort, and easy expansion to allow for sim specific desires and/or family growth.

Compromises: Maximum expenditures on the home.  Light dusting of exterior elements.  As your sim gains some cash, additional yard work would go a long way to completing the overall look.  Large unfinished garage with limitless uses.

Furnished Price: $14,628 + Lot fees
Lot Size: 20x20
EP: None
SP: None
CC: None

Values are fully depreciated as I had my sim live in the home for two weeks just to fully test everything, and get a feel for how pleasant it was to live in.  I'm happy enough with it that I'll be starting a new game, and using this as my starter home.

Constructive critisism encouraged as I'm really trying to learn here.

Doh!  The pricing includes lot price.  *palms forehead*

Not many 20x20 lots around that only cost $800  :P

I'm inspired by this cozy starter; it is very well done. Not many starters are two stories, either. I think you are so creative!

By the way, do you know the price before depreciation? Just curious. :)

EDIT: I also admire the use of only base game content. That must have proven challenging!

Great job, especially at creating so much space on a starter-home budget. I really like how you did the roofs. My one suggestion would be that it looks a little cramped around the dining room table area. Without the walls and half-walls in that area it would look more open.

This is a great looking starter! It does looked a bit cramped though...have you tested it?

I'm sorry, but I'm not sure how much it was before depreciation :(

I've added a door from the bedroom to the dining area (forgot that one).

Changed the island counters in the dinning area to regular counters because items wouldn't face the right way.

As for cramped, I personally don't feel it while playing, but I can understand how with a large family it could be cramped.  I play a single guy, and he putters around there just fine :)

Same house after my sim lived in it, and after renovations as he worked his way through to 5-star Chef.  As mentioned before landscaping really helps, but on a starter it's not really a huge concern to me:

Edit: Also I moved to Lucky Palms so I made a slight modification to the existing trees and grassy flagstone used.

Oh, that's fine, I was just wondering. Your renovation in Lucky Palms is cool; the landscaping, especially, adds so much value to the house. :)

It was somewhere in the 21-22k range.  I've had to reduce the cost because I built it on a 20x20 lot I placed in the world.  The lot was super cheap compared to existing lots you can use.
