Attempting to build subdivisions on individual lot

I originally built the subdivisions on S4, but they are not very functional due to the fact that the Sims are running all over the lot and into each other's houses.  So, after doing some reading on here about apartment building... I think I have came up with the solution.  I am attempting to build 6 houses and roads on one lot.  Any advice on executing this would be great!  I am planning to have NPCs live in 5 of the houses and my active sim household in one.
