is there a mod or way to have multiple lot types on one lot

I've tried looking this up but haven't found an answer, so i apologize if it has already been asked...anyway I have some lots that have a gym and spa or retail and restaurant, etc. I am wondering if there is any mod to make it have two lot types ie. both gym and spa...so my sims know they are both...Right now I will just do one or the other but want it show up as both..and obviously they have to meet the requirements for each lot type still. But I would love this!!!! Does it exist!?!

Fab idea. From a first time poster/long time sims player, this would be a cracking mod for one of you wonderfully clever people to have a go at. I've tried putting seperate businesses on the one lot and its no go. The only way I can think is put everything in the one building.
