Sims 3 is Insanely Slow and I've Tried Everything

My game is lagging to the point that it's just too frustrating to play.

Here's what I've tried. None of it has worked.
-Deleted Cache files
-Deleted Screen Shots (I only had three anyway)
-Deleted the showtime thumbnails
-Uninstall/reinstall
-Factory reset (Remove sims 3 folder, let the game generate a new one)
-Turned off Origin in game
-Updated my drivers
-Cleaned up laptop (I only play the sims. There aren't many loose files flying around)
-Reduced the number of expansion/stuff packs I am playing with
-Uninstalled ALL CC through the launcher
-Attempted to return all of the graphics settings to low, to no avail
-Started a new game
-Removed all mods, no difference, reinstalled
-Reset the town through MasterController

Mods (all NRAAS)
-Master Controller
-Story Progression
-Errortrap

Laptop Specs (I don't know if it's all relevant)
Asus ROG with Windows 10
Processor: Intel(R) Core(TM) i7-4700HQ @2.40GHz
Memory: 12GB of RAM
Graphics: NVIDIA GEFORCE GTX 770M series
System type: 64-bit OS, x64-based processor

I have installed all expansion packs, but I never play with them all enabled.

I haven't noticed any lag in the computer itself. I bought it refurbished about a year ago. My old laptop couldn't handle the sims so I got this one. You can imagine my frustration now.  >:(

Any input would be GREATLY appreciated. Thank you!

About the only thing I can think of that you haven't tried (?) is.

Try playing the game in "Offline" mode -- In the Origin Client, go to the Origin Menu and select Go Offline. -Or- Go to the Options Menu in-game. (lower left hand corner of the main menu) and select Options and go to the Online tab and uncheck Keep Me Logged In.

Turn Off Memories/In-game Store

Not sure if the above will really help, but it's worth trying.

If it's been awhile since you've reinstall/refresh Windows, it may be time to consider doing so. If you choose do go this route, you'll need to look up the how to.

I'm always in offline mode and I have always disabled memories, interactive loading screens and buy mode (the in-game store).

I installed windows 10 maybe a year ago. Not sure how often a refresh/reinstall is necessary but I'll definitely look that up. Thank you.
