Uninvited roommates move in

So I uploaded The New Sunset Valley 2013 love it, but every time I move a sim or when the sim leaves the house 3 or 4 roommates just move them selves in I keep having to dismiss them is there a way to stop this?

Go to your sims cell phone and there's an option to call Real Estate and Travel services, and there "roommates" should be an option :)

If you have University Life, you may have enabled Roommate Services. You can disable it by clicking on your phone, select Real Estate and Travel, select roommate services, then select disable. If they are still coming, try in the settings making the free will to low.
